T3’s Sustainability Services help clients define, evaluate, implement and measure Corporate Sustainability Strategies.


Building Energy Analysis


T3 provides an outsourced framework and experience for companies to develop a sustainability strategy. Issues such as Facilities, Vendors, Supply chain, Commute Patterns and Employee Experience are all evaluated through the T3 sustainability lens.  T3 will find cost effective ways for companies to improve their overall sustainability.  T3 does not resell any technology/equipment and therefore can act as an objective advisor to clients.


Buildings represent 72% of US electricity consumption. T3 can spearhead everything from an initial portfolio energy update and analysis to a full deep-dive energy audit at specific buildings. Developing an energy baseline for a building is the first step in implementing changes the reduce energy costs and CO2 emissions.


LEED & Energy Star Certification


Many companies are turning to LEED, Energy Star and Green Globes as a set of criteria and framework to use when building out new space. These certifications bring both public relations and brand awareness to customers and employees regarding sustainability. T3 has proven campaign management expertise that can lead the process in evaluating which certification makes the most sense for a project based on time, cost and PR goals. We believe in anticipating client needs and encourage all clients to be aware of the choices they can make to be more green and cost effective when selecting and building out new space, even if there are no plans to achieve formal certification.


Cost-effective "Green Improvements"


According to the USGBC, green buildings consume 26% less energy than the average commercial building. T3 believes that companies should strive to implement improvements that make both “dollars and sense.”  T3 can evaluate the overall impact of each improvement alternative. We see can forsee and implement endless opportunities in ”green improvements”, be it economical advancements and Return On Investment, or increased employee productivity, reduced sick days and public realtions related to an improvement.


"Green Leases"


With the increased investments companies are making into buildings related to energy upgrades and sustainability, it’s important to have agreement and protection from the Landlord. A Green Lease will include provisions for subsidies or rebate programs, SREC or tax credit benefits. Public and private dollars are available for choosing to invest in green improvements. The lease needs to reflect ownership of improvements and benefits and hold both parties responsible for continuing to operate a green building. T3 will provide support in all lease negotiations and act as a proponent for your business to assure protection both financially and operationally related to green investments.  


Renewables Implementation


Renewable energy sources (wind, solar, geothermal, fuel cell, hydro, etc.) continue to become more cost effective and competitive with coal and oil as investment and technological advancements are on the rise. T3 has experience evaluating the economic, permitting and incentives advantages and challenges with each renewable alternative and can provide purely objective advice for your business.
