WALTHAM, Mass. (April 3, 2006) — T3 Advisors, (www.t3advisors.com), a full-service real estate advisory and brokerage firm, today announced that Emergent Game Technologies (www.emergent.net) has secured a lease for 2,887 square feet at 1981 N. Broadway in Walnut Creek, California.

Greg Hoffmeister, managing director of T3 Advisors and Alex Grell of Cornish & Carey represented Emergent Games Technologies when completing the lease with landlord Atrium Associates.

“I have previously worked with T3 Advisors and immediately turned to them for assistance in finding office space when opening an office in the Walnut Creek area,” said Mark Pover, management advisor to Emergent Games Technologies. “Partnering with a local real estate firm, T3 Advisors, not only assisted in finding our space, but also ensured effective communication between a dispersed management team while successfully negotiating the lease.”

These proven, stand-alone solutions, including the award-winning Gamebryo game engine used to create hit next-generation games such as Bethesda Softworks’ Elder Scrolls IV: Oblivion for Xbox 360™ and PC, give developers the flexibility they need to fuel creativity while reducing risk.
