COMPANY SYNOPSIS

HubSpot sells inbound marketing software to help businesses to transform their marketing from outbound lead generation (cold calls, email spam, trade shows, tv ads, etc) to inbound lead generation (blogosphere, the social media sphere, and search engines), enabling them to "get found" by more potential customers in the natural course of the way they shop and learn.

HubSpot has quickly become a leader in the marketing industry and has gained national recognition for their innovative approach to lead generation. In 2010, HubSpot was awarded “Best Places to Work in Greater Boston” in its category, and was also named to the Lead411’s Hottest Boston Companies list. 

BUSINESS QUESTION

Rapidly expanding, HubSpot found itself in need of space and a long-term headquarters location. HubSpot was intimately familiar with the positive impact that a collaborative working environment could have on a company. Management within the company sought to focus on remaining in the Kendall Square area of Cambridge close to MIT. Additionally, they wanted to accommodate rapid growth in a cutting edge, collaborative environment. 

APPLIED BUSINESS APPROACH

T3 Advisors’ Emerging Technology Group was hired by HubSpot to lead the site search and deal negotiation. T3 worked closely with the HubSpot team to understand what was important to the company from both a cultural and business perspective to achieve a real estate solution that supported the company’s business goals and vision. 

T3 was able to identify an ideal location and aggressively negotiated HubSpot’s new headquarters lease in Cambridge Massachusetts. With its unique brick and beam design that allows for an inimitable collaborative atmosphere, the new property proved to be the perfect fit for HubSpot’s new home. Following lease execution, HubSpot turned to T3’s Advisory Services Team to manage all aspects of the relocation. T3 successfully managed the construction budget and schedule and all vendors associated with the move.
